Our fee is a straightforward percentage of your gross revenue — no hidden charges, no nickel-and-diming. We only make money when you make money, which means we're always motivated to maximize your performance. Reach out and we'll give you a clear number based on your specific property and market.
Not at all. You always own the property and the listings. We manage on your behalf. You can block dates whenever you want, set house rules, and stay as involved as you like. Most owners want to step back — but we'll always keep you informed and in the loop. Think of us as your operating partner, not a replacement for your judgment.
For most properties, we can have you live within 7–10 days of onboarding. If your property is already listed and you're switching managers, we can often transition within 48 hours — sometimes same day. The free audit is usually the fastest path forward: we see what's there and tell you exactly what we'd change.
We primarily list on Airbnb and VRBO, which together handle the large majority of STR bookings. Depending on your market and property type, we may also expand to Booking.com or direct booking channels. We recommend the right mix based on your specific situation — not a one-size-fits-all approach.
We have trusted local vendors in each market for maintenance, landscaping, hot tub service, appliance repairs, and more. For routine issues, we handle coordination and keep you posted afterward. For anything above a set spend threshold, we always contact you before approving the work. No surprise invoices — ever.
